Our Track Record

The first Scott McGillivray Real Estate Fund opened in late 2021 and closed ahead of schedule in 2022 , having invested in projects with over 450 units and with a gross development value of more than $350 million. The management team achieved the objective to create a Diversified Fund focused on equity capital across three institutional-grade development projects – providing investors access to three different asset types, and locations in a single Fund. With Fund II, we are essentially replicating the same strategy, allowing investors to gain exposure to high quality real estate development projects they wouldn’t otherwise have access to.

The Investment Process

We strive to make the investment process as simple as possible. It begins with a scheduled phone call with a licensed Dealing Representative who can answer any questions you might have, provide the offering materials for your review and explain the investment opportunity. Once you feel comfortable and ready to move forward, the licensed representative will then facilitate getting you through the Know-Your-Client and suitability process, including the final subscription paperwork to secure your Fund units (investment).

Step 3

Complete the documentation

Once you’ve made the exciting decision to invest in the fund, the Exempt Market Dealer (EMD) will facilitate the compliance and on-boarding (subscription) process which will enable you to purchase units of the Fund, which will represent your investment.

Step 4

You're an investor

Once your investment has been finalized/secured, your investment returns will begin immediately. You can expect to receive quarterly updates and other news. We are also available anytime should you wish to reach out to us with any questions.

Trustee and CEO of McGillivray Capital Partners

Scott McGillivray is the CEO of McGillivray Capital Partners and a Trustee of the Scott McGillivray Real Estate Funds. A highly successful entrepreneur and real estate investor, he has built a diverse portfolio of primarily residential properties across North America. 

Scott has extensive experience in real estate investment strategy, capital structuring, and asset management, having successfully raised and deployed capital across multiple large-scale projects. Through McGillivray Capital Partners, he plays a key role in identifying, acquiring, and managing real estate assets, with a focus on value creation and long-term growth. 

Beyond real estate, Scott is an award-winning Executive Producer and television personality, with over 300 episodes of HGTV series such as Income Property, Buyers Bootcamp, Scott’s Vacation House Rules, and Renovation Resort. As a recognized industry expert, he shares insights on real estate investment, financing, and wealth-building strategies. 

Scott holds a Bachelor of Commerce from the University of Guelph.

Andrew McGillivray is the President of McGillivray Capital Partners, and a Trustee of the Scott McGillivray Real Estate Funds. A hands-on entrepreneur, executive and seasoned real estate investor, he brings over 25 years of expertise in investment strategies, including capital raising, strategic acquisitions, partnerships, sales, construction, and final dispositions.

Andrew’s leadership is characterized by his direct involvement in every stage of the investment and development cycle, giving him a deep understanding of value creation and risk management. His extensive experience allows him to drive long-term success for investors and partners. 

Andrew holds a Bachelor of Commerce from the University of Guelph and has also been a certified Project Management Professional. 

Dan Pero

 Chief Operating Officer, McGillivray Capital Partners

Dan Pero is the President of Fairway Development Group and Chief Operating Officer at McGillivray Capital Partners. Dan is an investment professional with extensive senior-level experience in multi-asset portfolio management, asset allocation strategy, and operations management.  

As an experienced asset manager and real estate investment specialist, he has deep expertise in investment funds, structured products, portfolio management, high-net-worth capital structures, and multi-asset strategies, including North American equities, bonds, commodities, and foreign exchange. 

Dan holds a Master of Business Administration (MBA) from McMaster University and is a CFA Charterholder He has also been registered as an advising representative with the Ontario Securities Commission (OSC).
